Why local experience in KL and Selangor matters
Something most buyers only discover halfway through: properties in Kuala Lumpur and Selangor are handled by two different land offices.
PTGWP — Kuala Lumpur
Land registered in KL is handled by Pejabat Tanah dan Galian Wilayah Persekutuan.
PTG Selangor
PJ, Subang Jaya, Shah Alam, Klang, Puchong, Cheras, Seri Kembangan — goes through PTG Selangor.
They are separate government offices with different staff, processing times, procedures, and documentation — especially for Bumiputera consent applications. A firm that works with both offices week in, week out keeps your file moving. It’s the difference between a title registered on schedule and a file sitting in a queue with a query against it.

How much does it cost?
For transactions, SPA legal fees are fixed by the Solicitors’ Remuneration Order 2023. Loan documentation is charged separately — approximately 0.5% of the loan amount, subject to the SRO scale.
Stamp Duty on Transfer (MOT) | |
|---|---|
First RM100,000 | 1% |
Next RM400,000 (100,001–500,000) | 2% |
Next RM500,000 (500,001–1,000,000) | 3% |
Above RM1,000,000 | 4% |
Worked Example – RM650,000 Property
RM1,000 (1% on first RM100k) + RM8,000 (2% on next RM400k) + RM4,500 (3% on next RM150k) = RM13,500 MOT stamp duty.
