We decided to sell our House in Puchong last October. We contacted Benjamin and from the start we knew he would give a Professional and competent service. His manner was warm and empathic. We needed this as we were selling under difficult circumstances.
Benjamin was extremely thorough and patient with us. We had various issues with the sale, such as paying the Quit Rent Bill and Sewage bill as we are not Malaysian residents. Benjamin put himself out many times to sort these things out, otherwise we would have been fined. He even made a special trip to the Tax Office twice to find out our Tax status, and was successful in managing the situation. This shows excellent care and service.
Once a buyer was found Benjamin managed the whole Sale process impeccably and smoothly.

Conveyancing Fees: The Actual Numbers (SRO 2023)

Conveyancing fees in Malaysia are fixed by law under the Solicitors Remuneration Order 2023. Every firm charges the same rate. The difference is what you get for it.

No. You have the right to appoint your own conveyancing lawyer for any developer purchase. The developer’s panel lawyer acts for the developer, not you.

No. Under Malaysian law, a lawyer cannot act for both parties where there is a conflict of interest. Buyer and seller each appoint separate representation.

Most of the process runs remotely. SPA and loan documents require in-person signing, or through a Commissioner for Oaths if you are overseas. We offer flexible appointment times at our Bukit Jalil, Kuala Lumpur office.

When you buy from a developer before the individual title is issued, the property sits under the master title. Once the strata or individual title is ready, Perfection of Transfer registers ownership formally in your name. This is a separate process from the original SPA and requires a separate legal appointment.
